Golden Visa enquiries: identifying the relevant eligibility route
A useful assessment starts with the basis of your application and the evidence supporting it.

The Golden Visa is not a single application route with one checklist for everyone. Investment, professional achievement, entrepreneurship and other qualifying categories rely on different evidence. Identifying the relevant category early makes the initial enquiry more useful and helps avoid collecting documents that do not support your case.
Explain the basis of your enquiry
Begin with whether your enquiry relates to property, another investment, your profession, a business venture or a recognised achievement. Describe the facts rather than selecting a category solely because it sounds familiar. If more than one route appears relevant, the supporting evidence and the competent authority’s current requirements need to be considered together.
Evidence matters as much as the category
A professional title, property purchase or company ownership does not by itself establish eligibility. The relevant evidence may concern ownership, professional status, qualifications, income or recognition, depending on the route. The authority determines what is acceptable. Document consistency, validity and any required authentication should be reviewed before submission.
Distinguish assessment from approval
Application assistance can help organise the file and follow up the process, but it cannot replace the authority’s assessment. A preliminary discussion should clarify the proposed route, missing information and the work to be undertaken. Avoid making financial or travel commitments on the assumption that an enquiry or document review guarantees residency.
Property and professional routes use different evidence
For Dubai property investors, DLD’s published service identifies an AED 2 million purchase-value criterion and addresses mortgaged properties separately, including bank evidence. The recorded ownership, supporting property documents and mortgage position therefore need review; a listing price or an informal valuation is not a complete eligibility assessment.
A professional application asks different questions. The applicable category may require evidence of employment, qualifications, professional classification, income or a nomination. A property checklist cannot be reused for an employee, and an employee checklist cannot establish an entrepreneur’s eligibility. Start with the category, then confirm the evidence that the responsible authority requires.
When a file is returned for further information
An application returned for missing information should be approached through the actual notification, not an assumption that the whole route has failed. Keep the reference, the exact wording of the request and the version of the documents submitted. Check whether the issue concerns eligibility, document authentication, inconsistent details or the way the file was presented.
For example, two applicants may both describe themselves as property investors, while one owns a completed property outright and the other has a mortgaged interest. That difference changes the questions to resolve. Likewise, a document may be genuine but still fail to show the specific fact requested. Repeatedly submitting the same material without understanding the request can leave the underlying issue unresolved.
Discuss your circumstances with our team
Ras Al Hekma assists with Golden Visa applications across qualifying routes within an agreed scope. Tell us your nationality, current residency position and the basis you wish to explore. A short description is enough to begin; we can clarify which supporting information is relevant before you send personal documents.
Prepare the right starting information
| Possible route | Useful initial information |
|---|---|
| Real estate investment | Ownership details, property documents and whether financing is involved. |
| Professional or specialist category | Current role, employment position, qualifications and relevant professional recognition. |
| Entrepreneurship, talent or academic achievement | The venture or achievement and the evidence or nomination supporting it. |
Common questions
Does meeting one financial figure guarantee approval?
No. A financial criterion is one part of the relevant route. Ownership, supporting evidence and other applicable conditions still need to be satisfied. The final assessment belongs to the authority; a preliminary review is not an approval decision.
Can a mortgaged property be considered?
DLD’s service expressly addresses mortgaged property and requires bank information. The financing and paid amounts need to be checked against the current service conditions. Do not assume that every mortgage is disqualifying, or that a property’s headline value alone is sufficient.
Will family applications be included automatically?
Family sponsorship has its own documentation, fees and processing. Tell the team which family members you wish to include so the relevant requirements can be considered. A proposal for the principal applicant should not be assumed to include every dependant.
Can the company attend every step on my behalf?
Some steps require the applicant personally. DLD’s published property-investor service specifies personal attendance and does not permit representative applications for that service. We clarify what we can prepare or coordinate and where your own attendance is required.
